Residential, commercial, and refinance closings

A real estate closing brings together the purchase agreement, financing, title work, required documents, funds, and recording. Sydney M. Wheeless works with buyers, sellers, lenders, and other transaction participants on residential purchases and sales, commercial transactions, and refinance closings. The work is organized around the specific transaction, the parties involved, and the deadlines that must be met before ownership or a new loan can be recorded.

Early communication can help identify questions while there is still time to address them. Clients should be prepared to provide the signed contract or lender information, the names in which title will be held, contact information for the other transaction participants, and any documents relating to the property. The firm can then explain its role, identify the information still needed, and coordinate the legal steps within the agreed scope of representation.

Deeds and ownership changes

A deed affects legal ownership of real property and should reflect the parties’ actual intentions. A transfer may be connected to a sale, family planning, an estate, a business, a divorce, or another change in ownership. The right document and process depend on the facts; simply copying an old deed or using a generic online form may not account for title, tax, lending, estate-planning, or recording concerns.

The firm assists with deed preparation and related property questions after reviewing the existing ownership information and the reason for the proposed transfer. Because a deed can interact with other legal and financial issues, clients may also need advice from their tax professional, lender, or other adviser. The goal is to make the legal effect of the proposed document understandable before it is signed and recorded.
